Should I remove a tree that is leaning toward my house?
Remove it now if the lean is new, if the soil at the base is lifting or cracking, or if you can see exposed roots or a gap where the trunk meets the ground. A tree that has leaned at the same angle for years with a straight, flared base is usually a different situation and can often be watched instead.

- A lean that developed recently is the urgent kind. A lean the tree grew into over decades is usually not.

What a lean toward the house actually tells you
A lean means one of two things: the tree grew that way on purpose, or the ground under it has started to give. The first is common and slow. The second is the one that ends with a trunk on your roof.
Trees grow toward light. A tree on the edge of a woodlot, or one that spent its first decades shaded on one side, will grow a trunk that leans and a crown that reaches back over the open ground. That tree has spent years laying down reaction wood, thicker growth on the tension side of the trunk, to hold itself up. Its root plate has grown to match the lean. It is doing what it has done since it was a sapling.
The other kind of lean is a change. Two things make the second kind worse than it looks. First, the canopy acts like a sail. A crown catching wind on a trunk that has already lost some root anchorage loads the base far harder than the same wind on an upright tree. Second, the failure is not gradual. A tipping tree often holds for weeks and then goes in one gust, which is why the decision has to be made before the ground tells you outright.
Check the root plate first
Walk to the base and look at the ground within a few feet of the trunk on all sides. The most reliable single sign of a tree that is failing at the roots is soil that has lifted, cracked, or pulled away from the trunk on the side opposite the lean.
When a root plate starts to rotate, the soil on the far side from the direction of the fall gets pushed up. You may see a mound where there was flat ground, a fresh crack in the turf, or a visible gap between the trunk and the soil. Any of those means the tree is already moving.
- Lifted or cracked soil near the base, especially on the side away from the lean.
- A gap or trench where the trunk meets the ground.
- Mushrooms or conks growing at the base, or a soft, spongy feel when you press the trunk.
- Bark that is loose, sunken, or split on the lower trunk.
- A hollow sound when you knock the base with something solid.
- Bare, broken, or torn roots on the side the tree is leaning away from.
- New lean since last year, confirmed by a photo or by comparing it to a fence post or driveway edge.
If you find two or more of those, treat it as a tree that needs an on-site look before the next storm, not after. If you find none of them and the lean has been there as long as you can remember, you have time to get a proper assessment rather than an urgent one.
What is actually within reach if it falls?
Measure the distance from the trunk to the nearest part of the house, then compare it to the tree's height. A tree that is taller than the distance to the house can reach the house. That is the whole calculation, and it is worth doing with a tape rather than by eye.
Estimating height from the ground is easier than it sounds. A mature oak or maple is often 60 to 80 feet tall. A pine can run taller. If your tree is 70 feet and the trunk stands 40 feet from the wall, the top third of that tree can land on your roof, and the lean means it is more likely to go that way than any other.
Then look at what is underneath. Not every reachable tree is an emergency.
- Over the house itself, a bedroom, or a spot where people sit or park: the stakes are high enough that a new lean should be dealt with quickly.
- Over a driveway, a fence, a shed, or a power drop: serious, but the loss is usually property rather than people.
- Over open lawn with nothing under it: lower stakes, though a tree that size still has to come down eventually, and the longer it leans the harder the job gets.
- Over a road, a sidewalk, or a shared property line: this is where the decision stops being only yours. A tree that can fall into a public way or onto a neighbour's roof is worth raising with your town and your neighbour before you do anything.
Also check for anything already touching the tree: a service line running through the crown, a fence post leaning with the trunk, a shed the tree has started to press against. Watch, schedule, or act now
Sort what you found into one of three groups. The group decides your timeline, and the timeline is the only part of this that matters.
- Watch: the lean is old and unchanged, the base is flared and solid, no lifted soil, no cracks, no mushrooms. Photograph the base and the whole tree from the same two spots today. Check again after the next big storm and again in a year. If nothing has moved, nothing has changed.
- Soon: the lean is old but the tree has a defect you can see, such as a split in the trunk, a large dead limb over the roof, or a co-dominant stem with a deep seam between the two leaders. Nothing is moving yet. Book an on-site look and get the work planned rather than reacting to it.
- Now: the lean is new, or soil is lifting, or you can see a gap at the base, or the tree has moved since a storm and has not settled back. Keep people and cars out from under it, do not park in the fall zone, and do not attempt to pull it, cut it, or tie it off yourself. A leaning tree under load can behave in ways that are hard to predict even for someone standing right there.
One more thing belongs in the "now" column even when the lean is old: any tree that is already touching a power line. That is not a tree problem you solve. It is a call to your utility, and it should happen before anything else on this page.
What to have ready before anyone walks the property
Have three things ready: the measurements, the photos, and a clear description of what changed and when. That is what turns a walk-around into a real answer instead of a guess.
The measurements are the distance from the trunk to the house and your best estimate of the tree's height. The photos are the base from four sides and the whole tree from a distance, taken today. The description is the part people forget: when you first noticed the lean, whether it changed after a particular storm, whether any digging, grading, paving, or drainage work happened near the tree in the last few years, and whether the ground around the base stays wet.
Expect the assessment to come down to a few questions. Is the root plate intact? Is the trunk sound at the base? Is the lean stable or progressing? What is under the tree if it goes? The answers decide whether the job is a removal, a reduction of the crown to take wind load off a trunk that is holding, or another year of watching.
Removal of a leaning tree is not the same job as removal of an upright one. The direction of the lean is the direction the trunk wants to go, and the crew has to work against that rather than with it.
